There is $25,000 sitting in Massachusetts right now that most renters have never heard of.

It's called MassDREAMS. It's a state-funded down payment grant for first-time homebuyers in eligible communities. Up to twenty-five thousand dollars. Free money. Toward a home.

Here's the part that bothers me: most renters who qualify don't know the program exists. Most agents don't know either. So the money sits, leases get renewed, and another year goes by where families who could've owned a home stayed paying someone else's mortgage.

I'm changing that this season. I'm running a 90-day campaign to get this money into the hands of the people it was built for.

Realtor partners — if you have renters in your database who think they can't buy, you're sitting on a list of people whose lives can change in 30 days.

Let's go find them.

You already know who I'm talking about.
You already know three renters who think they can't buy.
The friend still saving for 20% down.
The couple stuck on student loans.
The family that got told no two years ago.

Stop scrolling for a second. Think about the renters in your sphere.

The friend who's been saving for "twenty percent down" for six years. The couple convinced their student loans disqualify them. The family who got pre-qualified at the wrong moment two years ago and decided buying wasn't for them.

Three names probably just came to mind. Maybe more.

Here's the truth most of them don't know: in Massachusetts right now there's up to $25,000 in down payment assistance available for first-time buyers through MassDREAMS. The 20% myth is dead. Student loans don't auto-disqualify anyone. And what was true two years ago about their file may not be true today.

I'm running a 90-day campaign to put this program in front of the people who need it most.

If you're a realtor and any of those names came to mind — text me. We owe them at least a conversation.

03 · What 40 Families Looks Like

The pitch isn't the closings. It's the families.
Forty families home in 90 days.
Eight agents. Five closings each.
Forty households out of renting.
That's what the math actually means.

Eight agents. Five closings each. Ninety days.

That's the math people see when I describe my campaign. But the math isn't the point — the math is the byproduct.

Here's what those numbers actually look like on the ground:

Forty Massachusetts families who were renting on day one and own a home on day ninety. Forty kids who get a backyard. Forty couples who stop wondering whether they'll ever own anything. Forty renters who learned about a program their landlord hoped they'd never hear about.

That's the cause. Five closings each is what helping forty families looks like — distributed across a small team that knows what they're doing.

I'm picking eight realtor partners who get this. Who treat their database like the trust that it is. Who would rather put one extra family in a home than chase one extra deal.

If that's you — DM me. I'd rather have one of you than ten of the other kind.

Realtor friends — I'm not asking for your referrals.

I know what message you usually get from a loan officer. "Send me your buyers. Send me your sellers. Send me anyone with a pulse." I'm not that call.

Here's what I'm actually asking:

Help me find the people in your database who got told "no" and never came back. The renters who pre-qualified two years ago at the wrong moment and concluded buying wasn't for them. The first-time buyers who think they need 20% down because nobody told them about MassDREAMS — a state program that puts up to $25,000 toward their down payment.

Those people aren't in your active pipeline. They're in your "someday" folder. And someday isn't coming for them unless someone reopens the conversation.

I'm running a 90-day cause-driven campaign to do exactly that. If we work together, we don't split a referral. We resurface a renter who deserves to own.

That's a different ask. And the answer is different too.

I'm picking eight realtor partners for the next 90 days. Not eighty. Eight. Here's the bar:

Cause first — when you read "$25,000 in free down payment assistance for renters," your first reaction is "wait, who do I know who needs this?" not "what's in it for me?"

Database second — you've stayed in touch with your past clients and your sphere. You know who's still renting. You can name them.

Production third — you close. Not because you're a closer, but because when families come to you serious about buying you don't fumble the moment.

That order matters. I've worked with the other order. It produces deals. It doesn't produce careers and it doesn't change neighborhoods.

If those three are in the right order for you, send me a DM. Tell me one renter in your sphere you think we could help. That's how I'll know.

I'm picking the eight by Friday.

The grant runs out. The renters keep renting.
The grant runs out. The window closes. Renters keep paying rent.
We can change that.
Or we can not.
But the window is real.

Real talk for my realtor friends.

MassDREAMS funding is finite. Every cycle, the money runs out before the renters who need it ever hear about it. Then the window closes for another year, leases renew, and a few hundred Massachusetts families who could have owned a home this year keep paying someone else's mortgage instead.

That's the window I'm running against. 90 days. And I'd rather close it with eight realtors who care than alone.

This isn't about a "campaign." It's not a marketing line. It's a small group of professionals deciding to do something useful with the access we have.

If that lands for you, DM me. I'm closing the partner list Friday.

We can change this. Or we can not. But not knowing is no longer an option.
